What is minimum investment?
Who handles accounting and distributions?
We utilize 3rd party "Redwood Advisory" www.redwoodrea.com for the bookkeeping and investor relations. We provide each investor with a login portal whereby you can monitor your investment status, access k-1 statements and retrieve all documents you need. We utilize GYL Decauwer LLP for our accounting services and business strategy. Both services are 3rd party so that we provide arms-length and complete transparency to all our investors.
What is the investment structure?
We utilize a single asset entity LLC whereby the investors are protected with a membership interest. Your investment is protected via an ownership interest in this single asset entity. Please see our PPM and operating agreement for details. Brennan Pohle Group is the sponsor and assumes any recourse risk to loans and general liability risk.
Can accredited and non-accredited investors invest?
Both non-accredited and accredited investors can invest in this project. Investors will self-verify their accredited status. Third party verification is not required. Non-accredited is limited to 35 total investors.
What is the investment timeline?
Verbal indication of interest by Thursday, the 1st of November, docs go out Monday, the 5th, money needs to be in by November 20th. The investment is an 18 month investment during construction, lease up and refi or sale.
What are the risks?
There are always risks with any investment. Please read our PPM and investment memo for more details. The key is to do business with people you like and trust know what they are doing and will protect your money just like their own.
How is cash flow and profits paid out?
The investors preferred return is paid first and all initial capital returned before any profits are distributed to the developer and sponsor.
Can I get my money out early if I wanted?
Simple answer is no. Because we have loans and obligations, your investment must be in during the term.
